Tile & Grout Restoration in Montague, Bowie, Wichita Falls & North Texas

Grout lines turn dark from embedded oil and organic matter, not just surface dirt. We use a rotary pressure head that drives cleaning solution directly into the grout channel and pulls it back out. Ceramic, porcelain, and natural stone. Serving Montague, Bowie, Wichita Falls, and North Texas.

Grout is porous. Every time you mop, diluted soil works its way in. After a few years it looks permanently stained, but in most cases it isn't — the soil is in there and can be pulled out with the right approach. We use a rotary cleaning head that spins a water jet over each grout line while a vacuum shroud pulls the dirty water out. It's a different tool from a mop or even a pressure wand. The chemistry matters too — most grout discoloration is from cooking oil and organic matter, which needs an alkaline pre-cleaner, not just pressure.

What's Included

What Our Tile & Grout Restoration Service Covers

1

Rotary pressure head, not a wand

Spins a concentrated water jet directly over the grout channel while a vacuum shroud extracts the dirty water in the same pass. More effective than wand cleaning and significantly less mess.

2

Pre-treatment matched to the soil type

Alkaline cleaner for cooking grease and organic matter (most residential floors). Acid-based product for mineral scale and hard water deposits. Using the wrong chemistry gets poor results — we identify what's on your floor first.

3

Natural stone at lower pressure with pH-neutral products

Marble, travertine, and limestone etch with acid-based cleaners and can chip under high pressure. We use pH-neutral chemistry and lower pressure on natural stone. Mention your stone type when you book.

4

Grout sealing after cleaning

Penetrating clear sealer or color sealer applied after cleaning. Sealed grout re-soils much more slowly. Sealing is quoted and scheduled separately from the cleaning itself.

5

Before-and-after photos

We photograph every tile job before we start and after we finish. Useful for property managers, landlords, and anyone who wants documentation.

The Process

How Tile & Grout Cleaning Works

Floor assessment

We identify the tile and grout type, check for natural stone, note areas of heavy soiling or existing damage, and pick the right pre-treatment for your specific floor.

Pre-treatment application and dwell

Cleaner goes on first and dwells for 5–15 minutes depending on soil depth. This is the step that does most of the actual work — the rotary head finishes the job.

Rotary cleaning pass

We run the rotary head across the floor in overlapping passes. It cleans and extracts simultaneously — the floor drains as we go rather than leaving puddles.

Seal or final rinse

If you've opted for sealing, we apply it now while the grout is clean and open. If not, a final rinse and we tell you when foot traffic is safe — usually 30–45 minutes.

Why Clean Freak

Why Choose Clean Freak for Tile & Grout Restoration?

Most tile cleaning uses a wand at an angle — it works, but it's inconsistent and misses a lot of what's deep in the grout channel. The rotary head delivers even, focused pressure directly over each grout line and pulls the contaminated water back out in the same pass. The other thing we do differently is use the right pre-treatment for what's actually on your floor. Cooking grease needs an alkaline product. Mineral scale needs acid. Defaulting to one product for every floor means half the jobs are being cleaned wrong.

Common Questions

Tile & Grout Restoration — Questions & Answers

Can cleaning really restore dark grout to its original color?
In most cases, yes — if the darkening is from embedded soil rather than a permanent stain. Years of cooking grease and mopping make grout look nearly black, but deep cleaning removes a surprising amount of it. Before assuming your grout is gone, let us look at it. For grout that's genuinely stained past what cleaning can fix, color sealing gives you a uniform appearance without re-grouting.
What's the difference between cleaning and sealing grout?
Cleaning removes what's embedded in the grout now. Sealing protects the cleaned grout from re-soiling. Grout that's cleaned but not sealed will get dark again on roughly the same timeline as before. We recommend sealing after every deep cleaning — it typically doubles or triples the interval before the floor needs attention again.
Will cleaning damage my natural stone floors?
Not if it's done correctly. Acid-based cleaners etch polished stone surfaces like marble, and high pressure can chip the edges of softer stones. We use pH-neutral products and reduced pressure on all natural stone. Mention your stone type — marble, travertine, limestone — when you book so we come with the right chemistry.
How long does grout sealing last?
A penetrating clear sealer holds up 3–5 years in a normal residential kitchen or bath. High-traffic areas like entry halls may need resealing every 2–3 years. Color sealers last longer because they form a topical film rather than just soaking into the pores.
My grout has turned a completely different color — can it be re-colored permanently?
Yes. If deep cleaning doesn't fully restore the color, grout can be permanently dyed. Grout staining penetrates the grout material and changes its color — you can match the original or go to something different entirely. We can discuss whether cleaning alone, color sealing, or permanent staining is the right call for your floor during the estimate.
