Penetrating clear sealer or color sealer applied after cleaning. Sealed grout re-soils much more slowly. Sealing is quoted and scheduled separately from the cleaning itself.

Pre-treatment application and dwell
Cleaner goes on first and dwells for 5–15 minutes depending on soil depth. This is the step that does most of the actual work — the rotary head finishes the job.
Rotary cleaning pass
We run the rotary head across the floor in overlapping passes. It cleans and extracts simultaneously — the floor drains as we go rather than leaving puddles.
Seal or final rinse
If you've opted for sealing, we apply it now while the grout is clean and open. If not, a final rinse and we tell you when foot traffic is safe — usually 30–45 minutes.
