Roof Cleaning in Montague, Bowie, Wichita Falls & North Texas

The black streaks on your roof are Gloeocapsa magma — a cyanobacteria that feeds on limestone filler in asphalt shingles and spreads by airborne spores. We remove it with an ARMA-approved low-pressure sodium hypochlorite treatment that doesn't strip granules or void your manufacturer warranty. Serving Montague, Bowie, Wichita Falls, and North Texas.

Pressure washing a roof strips granules and voids most shingle warranties — roofing manufacturers will say this explicitly. The ARMA-approved method for algae removal is sodium hypochlorite applied at low pressure, rinsed thoroughly. That's what we use. The black staining doesn't disappear the day of cleaning — the organism dies, and the dead cells wash off gradually over the next few rainstorms. If you're expecting an instant result like a pressure-washed driveway, that's worth knowing upfront. The roof will be noticeably cleaner within a few weeks of rain.

What's Included

What Our Roof Cleaning Service Covers

1

Low-pressure application — never a pressure washer on shingles

We apply the cleaning solution at under 200 PSI. High-pressure washing strips granules, voids warranties, and doesn't solve the problem better. The chemistry does the work.

2

Sodium hypochlorite at the ARMA-recommended concentration

1–3% sodium hypochlorite with surfactant — the concentration that kills Gloeocapsa magma without damaging the shingle surface. Too weak doesn't work; too strong risks surface effects and poor rinsing.

3

Gutter flush included with every roof clean

Roof cleaning dislodges organic debris that washes into gutters. We flush every downspout after cleaning so you don't have blocked gutters two weeks after the job.

4

Moss and lichen treatment

Moss holds moisture against shingles and lifts edges. Lichen bonds chemically to the surface and resists treatment more than algae — heavy lichen may need a follow-up visit to fully release. We tell you what to expect before we start.

5

Minimal roof foot traffic

Every unnecessary step on the roof is granule wear. We use extended wand reach to minimize walking on the surface and soft-soled footwear when we do walk it.

The Process

How Roof Cleaning Works

Pre-wet landscaping below the roofline

Everything in the runoff path gets thoroughly soaked before the cleaning solution goes on.

Apply solution from ridge to eave

We work down the slope, applying the sodium hypochlorite mix so it flows in the same direction as natural runoff. Dwell time is 10–20 minutes.

Low-pressure rinse

Gentle rinse from ridge down. No high pressure at any point. Some dead algae washes off now; the rest comes off in the next few rainstorms — that's normal.

Gutter flush

After rinsing the roof surface, we flush every gutter channel and downspout to clear the organic material that's washed down.

Why Clean Freak

Why Choose Clean Freak for Roof Cleaning?

Roof cleaning is specifically about not using pressure. Every major shingle manufacturer says pressure washing damages shingles — GAF, CertainTeed, Owens Corning. The ARMA low-pressure method kills the algae, and the dead cells wash away over the next few rainstorms. The roof might look slightly streaky right after cleaning; give it two or three rain events and it clears. We'd rather give you the correct result on the right timeline than a visually dramatic but damaging high-pressure treatment.

Common Questions

Roof Cleaning — Questions & Answers

Will soft-wash cleaning void my shingle warranty?
No — high-pressure washing is what voids warranties. GAF, CertainTeed, and Owens Corning specifically cite the ARMA low-pressure sodium hypochlorite method as the correct cleaning approach. If your warranty documentation mentions cleaning requirements to maintain coverage, our soft-wash method is exactly what they're describing.
What are those black streaks on my roof?
Gloeocapsa magma — a cyanobacteria (commonly called blue-green algae) that feeds on the limestone filler in asphalt shingles. It spreads by airborne spores, which is why you'll see it creep progressively across a roofline. It's extremely common across North Texas and throughout the South. Left untreated, it shortens shingle life by holding moisture against the surface.
How long will the results last?
Algae typically doesn't return for 3–5 years after a complete soft-wash treatment. Moss and lichen depend on local conditions — shade and tree coverage are the main factors. Roofs under heavy tree canopy in humid areas may see regrowth sooner.
The roof looks kind of streaky right after cleaning — is that normal?
Yes. The cleaning solution kills the algae, but the dead cells don't wash off all at once. They release gradually over the next few rainstorms — usually 2–4 rain events. The full result is visible within a few weeks. This is the normal timeline for low-pressure soft washing.
Can you clean a metal or tile roof?
Yes to both. Metal roofing doesn't have the granule concern of asphalt, so we can use higher rinse pressure. Clay or concrete tile is cleaned with similar soft-wash chemistry — moss and lichen removal on tile takes longer because the porous surface gives organisms more grip. We'll adjust the approach based on what's on your roof.
