We apply the surfactant/mildewcide mix at low pressure, working top to bottom on each wall face so the solution flows naturally down the surface.

Dwell time (5–15 minutes)

The mildewcide works on the biological growth during this window. You'll often see the green or black staining start to shift color as the organisms die.

Low-pressure rinse

We rinse the siding, then all adjacent windows, shutters, trim, and landscaping. Post-rinse on the plants.

What's the difference between soft washing and pressure washing for a house?
Pressure washing uses high mechanical force to remove surface contamination. Soft washing uses low pressure and chemical dwell time — the solution does the work, not the water velocity. For siding, stucco, brick, and painted surfaces, high pressure forces water into wall cavities, strips caulk, and damages paint. Soft washing is also more effective against biological growth because it kills the organism rather than just knocking off the surface layer.
Can house washing damage my siding or paint?
Soft washing at the pressures and concentrations we use is safe for vinyl, fiber cement, wood, stucco, and brick siding. The risk comes from high-pressure washing — which we don't use on siding — or from leaving cleaning solution on surfaces without thorough rinsing. If you have a specific concern about older caulking or a particular trim material, mention it when you book.
How often does a house need washing in North Texas?
Most homes benefit from washing every 1–2 years. Homes with large trees close to the structure, north-facing walls with minimal sun, or homes in lower-lying humid areas build up biological growth faster and often need annual attention. The visible indicator: green tinge at the base of siding or dark streaking on upper walls.
Does house washing include the windows?
Rinsing only, not full window cleaning. The house wash rinse removes overspray and surface grime from the glass, but it's not streak-free interior and exterior cleaning with frame and sill detail. If you want both, we can schedule window cleaning the same day as the house wash. Many clients do.
Is the cleaning solution safe for my plants and pets?
At the concentrations used for house washing, our solution is safe for established landscaping when we pre-wet and post-rinse. Pets and people should stay clear during the wash and about 30 minutes after — once the surface is rinsed, it's safe. Let us know about any newly planted or especially delicate plants so we can take extra precautions.
